Can you explain "shrink swell soil?"
Shrink swell soil are types of soil where the soil water content increases, the soil swells and heaves upward. Then as the soil water content decreases, the soil shrinks and the ground surfaces recedes.

Obviously, this can cause problems with foundations, and accordingly it is important to do due diligence on property where shrink swell soil is common.
